Built a complete 20 by 20 garage on existing concrete pad. All construction methods will meet or exceed Canadian Building Standards

2 by 6 framing studs, 24” on centre
Pressure treated bottom plate to sit on concrete
Wall height of 8 feet
3/8 osb end walls with Fire Proof sheathing on side walls
32” rear man door and 24” by 60” sliding vinyl window
4/12 pitch gable engineered roof trusses, 24”o/c
7/16 osb roof sheathing, with H clips on all joints
2 roof vents for ventilation
Underlay roofing material and 30 year shingles to match the house
Siding, Facia/Soffit to match the house installed over synthetic house wrap barrier
Electrical will be 3 exterior and 2 interior 120v lights and 4 interior 120v plugs.
16 by 7 overhead garage door. A Refurbished door will be installed. A new door can be installed for an additional $1600. ($14, 400 total)
½ hp garage door opener with remotes will be installed

The work will take 16 non consecutive days to complete, depending on the weather.
Payments
Progress payments will be needed as the garage is being built. $1000 hold back for the homeowner until both City Inspections are passed. $1000 is paid once passed.
Warranty
A 2 year warranty is given on all work and labour.
