Subcontracted Handyman / Maintenance Technician Wanted
JDN Property Management is looking to add a reliable subcontracted handyman/maintenance technician to our regular maintenance workload.
JDN Property Management has been serving London and surrounding areas for approximately [insert years] years and currently manages approximately [insert number] rental doors. We are looking for an experienced, dependable technician who is ready to take on consistent monthly work and become part of our regular maintenance rotation.
This is not an employee position. We are looking for an independent subcontractor who has their own company, tools, truck/vehicle, insurance, and the ability to invoice for completed work.
Workload
The average monthly workload is expected to be approximately 25–30 call-outs per month, although this can vary depending on the season. Some months are heavier, and some months are slower.
The work varies from small general labour tasks to more skilled handyman and maintenance repairs. We are looking for someone who is not afraid of work and has the skills, organization, and professionalism to back it up.
Types of Work May Include:
• Drywall repairs
• Mudding, sanding, and patching
• Interior painting and touch-ups
• Trim, baseboard, and minor finishing work
• Door repairs and door installations
• Adjusting, repairing, or replacing locks and hardware
• Changing codes on digital locks
• Swapping light fixtures
• Replacing plugs, switches, covers, and basic electrical items where permitted
• Replacing faucets
• Repairing or replacing toilet parts
• Clearing sink, tub, and toilet clogs
• Running a sewer auger when required
• Troubleshooting leaks and identifying the source of water issues
• Completing minor plumbing repairs
• Caulking kitchens, bathrooms, tubs, and sinks
• Minor flooring repairs
• Cabinet, drawer, and hinge repairs
• Appliance troubleshooting and basic repairs
• Replacing furnace filters
• Smoke detector and CO detector checks/replacements
• Minor roof repairs
• Eavestrough/downspout repairs
• Some ladder work
• General labour tasks as required
• Turnover assistance between tenancies
• Small junk removal or cleanup tasks when needed
• Emergency maintenance call-outs on rotation
What We Are Looking For
The right person should be:
• Experienced in residential maintenance and handyman repairs
• Reliable, organized, and professional
• Able to work independently
• Comfortable communicating with tenants and office staff
• Able to troubleshoot problems and recommend practical solutions
• Equipped with their own truck/vehicle and tools
• Able to keep common repair stock organized in their truck
• Able to provide invoices for completed work
• Available for regular monthly work
• Willing to participate in the emergency phone rotation
Emergency Phone Rotation
Participation in the emergency phone rotation is required as part of this subcontractor opportunity. The emergency phone is shared with other technicians and generally works out to approximately 2 weeks on rotation every 4 weeks, depending on scheduling.
There is no separate standby or on-call fee paid for simply carrying the emergency phone. JDN provides consistent monthly maintenance work, and participation in the emergency rotation is considered part of the overall ongoing work relationship.
To account for the inconvenience and disruption of late-night emergency calls, emergency call-out rates increase after 9:00 PM. Emergency calls between 6:00 AM and 9:00 PM are paid at the regular call-out rate. Emergency calls after 9:00 PM are paid at the increased emergency call-out rates listed below.
Regular Call-Out Rate Structure
• 7 days/week, 6:00 AM–9:00 PM:
$60 minimum for the first hour, then $30/hour for additional consecutive hours
• 7 days/week, 9:00 PM–12:00 AM:
$80 minimum for the first hour, then $30/hour for additional consecutive hours
• 7 days/week, 12:00 AM–6:00 AM:
$120 minimum for the first hour, then $40/hour for additional consecutive hours
Emergency Call-Out Rates When On Call
For emergency calls between 6:00 AM and 9:00 PM, the regular call-out rate applies.
• 7 days/week, 9:00 PM–12:00 AM:
$100 minimum for the first hour, then $45/hour for additional consecutive hours
• 7 days/week, 12:00 AM–6:00 AM:
$150 minimum for the first hour, then $65/hour for additional consecutive hours
Payment is made once per month based on submitted invoices and completed work.
Important Notes
This is a subcontractor opportunity, not a payroll position. The successful technician must have their own tools, vehicle, company setup, and ability to invoice.
We are looking for someone who takes pride in their work, can handle a variety of maintenance calls, and is ready to be part of a consistent monthly workload.
