About the Role
A condominium corporation is seeking a dependable, skilled, and service-oriented Building Maintenance Manager to oversee the day-to-day maintenance, operation, and safety of the property’s common areas and building systems.
This role is ideal for an individual who is equally comfortable performing hands-on maintenance work and communicating professionally with residents, contractors, and the Board of Directors. A plumbing background is considered a strong asset; however, candidates with extensive building maintenance experience will also be considered.

Key Responsibilities
Building Systems & Preventive Maintenance
• Conduct routine inspections of mechanical, electrical, plumbing, life-safety, and general building systems.
• Troubleshoot maintenance issues and perform repairs within certification and competency limits.
• Develop, implement, and maintain preventive maintenance schedules.
• Coordinate and oversee servicing of boilers, pumps, HVAC equipment, fire systems, and related infrastructure.
General Repairs & Maintenance
• Perform general building upkeep, including:
o Minor plumbing and electrical repairs
o Patch, paint, and cosmetic repairs
o Lighting and fixture replacement
o Door, hardware, and common area maintenance
• Respond promptly to leaks, equipment failures, and other building maintenance concerns (must be available for after hours on-call emergencies).
• Participate in an on-call rotation and remain available for emergency response as required.
• Ensure all work is completed in accordance with applicable safety standards, codes, and industry best practices.
Grounds & Exterior Maintenance
• Oversee groundskeeping, landscaping, and overall exterior cleanliness.
• Coordinate and/or perform snow removal, ice management, and seasonal exterior maintenance.
• Ensure exterior areas remain safe, clean, and well maintained year-round.
Contractor & Vendor Coordination
• Assist with obtaining quotes, preparing scopes of work, and coordinating maintenance projects.
• Supervise and liaise with contractors, trades, and service providers working onsite.
• Monitor contractor performance and ensure work is completed to expected standards.
Resident Relations & Customer Service
• Communicate professionally and respectfully with residents and the Board regarding maintenance concerns, repairs, and service interruptions.
• Provide clear updates regarding timelines, repairs, and building-related issues.
• Address resident concerns in a calm, solutions-focused manner.
• Maintain a professional, approachable presence while enforcing building policies and safety standards.
Emergency Response & Safety
• Respond to after-hours emergencies including floods, power outages, equipment failures, and safety hazards.
• Assist in coordinating emergency repairs and mitigation efforts.
• Document incidents, repairs, and follow-up actions as required.
Recordkeeping & Board Communication
• Maintain accurate records of inspections, maintenance activities, repairs, and contractor work.
• Participate in board meetings, site walkthroughs, and building inspections as required.
• Provide recommendations regarding building condition, preventative maintenance, and capital repair needs.

Qualifications
Required
• Minimum 3 years of hands-on building maintenance, facilities management, or related trade experience.
• Strong troubleshooting abilities involving plumbing, electrical, and mechanical systems.
• Excellent communication, customer service, and interpersonal skills.
• Ability to work independently, prioritize tasks, and manage multiple responsibilities effectively.
• Working knowledge of Alberta Building Code, Occupational Health & Safety requirements, and general building safety practices.
• Ability to provide a current Police Information Check.
Preferred Assets
• Journeyman Plumber certification (or senior apprentice nearing certification).
• Experience working with boilers, HVAC systems, fire panels, BAS systems, and mechanical equipment.
• Previous experience in condominium, multi-residential, or hospitality-style building environments.
