FUTURE LIVE-IN PROPERTY MANAGER OPPORTUNITY
Description
FUTURE LIVE-IN PROPERTY MANAGER OPPORTUNITY
3-Bedroom Manager's Home • Up to $1,000 Monthly Rent Reduction
Mount Pleasant - East Vancouver, B.C.
THE OPPORTUNITY
We are looking for a dependable, self-motivated individual or couple for a long-term live-in Property Manager position. This is a small, stable operation with long-term tenants and very low turnover.
The property consists of eleven rental units: six residential suites, one hobby shop rental and four garage/storage rental units. It is professionally maintained and located on a quiet residential side street in Mount Pleasant.
COMPENSATION & MANAGER'S HOME
· A three-bedroom manager's home is part of the arrangement.
· Up to $1,000 per month rent reduction, based on the applicant's ability to handle the agreed management duties and routine minor maintenance and repairs.
· While satisfactorily continuing as our Property Manager, the agreed manager's rent will remain fixed with no rent increases for the duration of the management arrangement.
· Maintenance and repair work beyond the agreed routine minor maintenance duties will be paid separately, generally starting at $25 per hour. A higher rate may be agreed upon for certified tradespeople or specialized skilled work.
WHAT WE ARE LOOKING FOR
· Must have practical hands-on ability to perform normal minor maintenance and repairs rather than calling a tradesperson for every small issue.
· Strong computer, email and internet skills, including the ability to create and market re-rental advertisements, respond to inquiries and coordinate showings.
· Good tenant-relations skills and the ability to maintain friendly, professional communication.
· Keep the property, entrances and common areas clean and presentable, notice problems early and follow through on what needs attention.
· Know when a repair is beyond normal minor maintenance and arrange or coordinate qualified outside trades when required.
· Self-motivated, organized and able to work independently without constant supervision.
PROPERTY MANAGEMENT RESPONSIBILITIES
· Be the primary day-to-day contact for tenants and maintain good tenant relationships.
· Handle re-rentals and move-outs, including advertising, showings, screening, leases and move-in/move-out inspections.
· Prepare and maintain tenancy paperwork, records and appropriate BC Residential Tenancy Branch forms and notices.
· Regularly walk through and visually inspect the property, keep the grounds and common areas tidy, and identify maintenance concerns before they become larger problems.
QUALIFICATIONS
· Property management, construction, renovation, building maintenance or related hands-on experience is preferred.
· Knowledge of the BC Residential Tenancy Act and RTB procedures is an asset.
· References and a criminal record check will be required before any offer is finalized.
TO APPLY
Please send a brief introduction about yourself (or both applicants if applying as a couple), your relevant property management and maintenance experience, the minor repairs you are personally comfortable performing, your computer/rental-advertising experience, and why a long-term live-in management position interests you.

Serious long-term inquiries only, please.
